EM Home Solutions Ltd. - Guest House Rules

Welcome to your "home away from home" in The Midlands! To ensure a comfortable, safe, and enjoyable stay for everyone, please observe the following rules.

1. General Conduct & Respect

  • Property Care: Please treat the property and all furnishings with care and respect.
  • Occupancy: The number of overnight guests must not exceed the number specified in your booking.
  • Commercial Use: The property is for accommodation only. No commercial, illegal, or illicit activities are permitted.
  • Neighbour Awareness: We are in a residential area. Please be courteous to our neighbours and minimize disturbance.

2. Noise & Quiet Hours

  • Quiet Hours: Strict quiet hours are enforced between 9:00 PM and 9:00 AM (Monday to Sunday).
    • During these hours, all noise (voices, music, TV) must be kept to a minimum and not audible outside the apartment.
    • Gatherings: Parties, large gatherings, and events are strictly prohibited.

    3. Smoking, Vaping, and Fires (STRICTLY FORBIDDEN)

    • No Smoking/Vaping: Smoking and vaping are strictly prohibited inside all properties, including balconies and communal areas.
      • Smoking Penalty: Any evidence of smoking will result in a minimum penalty fee of £200 for deep cleaning/deodorizing costs.
    • Open Flames: The use of candles, incense, or any open flame is strictly forbidden due to fire safety.

    4. Security and Safety

    • Secure the Property: Always ensure all windows and doors are securely locked when leaving or retiring for the night.
    • Keys and Fobs: Handle all keys, fobs, and parking permits with care.
      • Lost Item Fee: Lost items will incur a replacement fee (e.g., £50 per key/fob).
    • Personal Belongings: EM Home Solutions Ltd. is not responsible for the loss or damage of any personal items.

    5. Check-Out Procedure

    • Check-Out Time : Please vacate the property by the designated check out time
    • Property Condition: We kindly ask that you leave the property in a tidy condition. Please leave all used towels and bed linens in the respective rooms. Our cleaning staff will handle them after your departure.
    • Kitchen: Please leave the kitchen in a clean condition and wash al used dishes and utensils.
    • Closing Up: Please ensure all windows and doors are locked, and all lights, appliances and the heating are all turned off.
    • Lost & Found : If you've left anything behind, please let us know and we'll do our best to return it to you
